Well the cost is totally gonna depend on your choices, however you will most likely go well over $10,000, If you are not careful the kitchen and two bathrooms will be more than that, and that is with the absolute cheapest appliances, floor covering, paint, light fixtures, etc. New roof will be close to that if not a lot more. From your description this is a very major tear down and rebuild, If I were you I would expect it to come out somewhere around $30,00 at least and likely more.
